Frequently Asked Questions

1. What Is Included With A Barn Kit?

Each basic kit includes all of the materials required to create a weather-tight structure on your foundation: foundation sill plates; pre-cut full-dimension Eastern red cedar sills; pre-cut post & beam frame; Ponderosa pine premium siding; roof sheathing; trim, soffit and fascia; exterior door & windows; entry door rain guard; gable vents; hardware; and fasteners, including our 3/16" steel plate joinery; . Of course, each barn kit may have other features and components included, depending on style and options.

2. What Materials Are Used?

We are proud that Real Wood Barns barn kits are generally cut from Ponderosa pine. Other specialty woods such as oak, ash, cottonwood and maple are available. All wood is rough cut and full dimension (1 inch = 1 inch) for an authentic, rustic look.

3. What Kind Of Foundation Is Required?

Our kits start with Eastern red cedar sills (an upgrade from green pressure-treated sills) designed to set on a concrete foundation. We provide complete foundation plans for your contractor to work from. Because it is a post and beam frame, a pier foundation, concrete slab or block foundation may be chosen.

4. Will I Need A Building Permit?

Projects of this type may require approval from your local building and zoning authorization depending on your location. You or your builder will need to contact local authorities to determine what is required. All Real Wood Barns plans (including foundation plans) are fully detailed to facilitate your permit and approval process. If required, a professional engineer's stamp is available for a nominal fee.

5. Will A Real Wood Barns Building Kit Meet Local Building Codes?

All buildings meet or exceed applicable National Building Code standards. Our kits are designed for a 40 pound per square foot ground snow load, and wind speeds of 90 miles per hour. If local building codes exceed the design loads, we can make any necessary structural changes for a nominal fee.

6. Do You Do Any Custom Designs?

We offer a wide variety of Legacy-style buildings from a catalogue of standard models and sizes. Our numerous options include lean-to's, different window treatments, and a variety of doors including a facing package for electric overhead doors. Post & beam construction allows for a great variety of floor plans as well as placement of lean-to's, windows and doors. However, for an additional fee, we can do a custom design if desired.

7. Can I Manage Construction Of One Of Your Building Kits With Limited Carpentry Skills?

Our building kits are designed for assembly by an experienced carpenter; however, we have included with the kit detailed plans and step-by-step construction guide for those who prefer to do it themselves. It is important to be familiar with and have access to equipment to unload, move and lift the kit materials as well as appropriate power tools, and to have some experience working with wood if you choose to do it yourself.

8. Can You Recommend A Contractor In My Area?

We have developed a network of highly skilled builder/dealers who specialize in barn and outbuilding construction. If you don't have a qualified contractor, we would be happy to recommend one in your area. When considering a prospective contractor for your project it is not critical that he has worked with one of our kits nor that he have experience in post & beam construction. Because our buildings kits include detailed instructions and step-by-step construction guides, you will want to hire a reputable contractor willing to work with our support packages.
